​Niall has been around Wellington since 2004.  Long enough to see young tenants move into student flats, upgrade to houses in the suburbs, and then he has ended up managing their investment properties for them.

Usually in a good mood, he paces the floor when talking on the phone and can freak out visitors to our city office when he randomly appears loudly laughing down the phone or discussing architects plans for renovations with a client.

Longer Opening Times

Its important to be available to show your property to prospective tenants outside work hours.  Not everyone can leave work to view your rental, and you may be missing out on good tenants.  Our longer opening hours are essential to maximise viewing opportunities for your property – over 40% of our viewings are carried out after work and at weekends. We accompany each prospective tenant to your property, we don’t hand out keys!

Accurate Valuations

Do some market research on your area before deciding what rent to charge. It may surprise you how much you could receive.  We carry out valuations every week in all parts of Wellington city.  This gives us a pretty good knowledge of rental values in your area.  Our valuations take all local benefits into account, including whether your property is surrounded by the best parks, restaurants, schools or transport links.

Experienced Advice

If you haven’t rented your property before, ask friends who have, or call us for a conversation.  One or two good ideas taken from friends who walk the walk can help a lot.  It takes patience and expertise to negotiate a tenancy successfully through to completion and still achieve the best possible price. Through training and experience we offer advice on both the letting process and your legal obligations as a landlord.

Dont scrimp on telling people your property is available for rent.  Put up a for rent sign, with a number that you will always answer.  Take good photos of your house that show it as its best.  Show a bright picture of the spacious lounge.  Not a dark photo of the separate toilet.    Known for our comprehensive marketing, we spend thousands of dollars every year ensuring that our clients’ properties receive maximum exposure across a variety of different media, including: online, in print, email alerts, open home invitations, flyer drops, SMS and highly visual signage.
